My mother would often scoff at all the mail that showed up at her doorstep from agents looking to sell her house. She found too many of them to be pushy. My sister and I had the responsibility of selling our late father’s home. My dad had asked us before he passed to have Mr Erindale, Phil Mercurio sell his home. My first call to Phil was amazing. It is a pleasure to be able to converse with someone who has correct proper Canadian English. ( a lost skill here in this area of Canada). I found Phil to be extremely professional, and most helpful with suggestions about real estate in my area. He really stands out from the crowd. When it came time to sell our house in the Woodlands there were several choices for who could represent us for the sale. I met Phil Mercurio in the spring of 2005, while he was canvassing our street in the Credit Woodlands. I immediately recognized him from his newsletter which we received in the mail. We struck up a conversation, during which he came across as genuine, knowledgeable and most of all very professional. However at this time I had no plans in selling. However a couple of years later I had decided to downsize and I bought a preconstruction condo. When it came time to sell the house I did not hesitate to call Phil. I was buying in Mississauga. I owned a house in an outlying city. I thought that it would be a long and arduous transaction; selling a house so far from the realtor's home base. Phil assured me that that would not be a problem at all. Geographic distance and a separate real estate board proved to be no barrier to him. He came out to my house and made some very constructive suggestions to improve the appearance of the home, prior to listing. Once the suggestions had been acted upon, he returned to view the home and look for any further details he may have missed the first time. After that, we were ready to list and for the photographer. What a difference a professional photographer makes, when publishing photos of a home for sale! Many photos on real estate websites are low quality and leave a poor impression. However, a professional photographer eliminates that and increases interest in a property. A nice Phil Mercurio touch! After each showing, Phil followed up with each of the agents who had shown it, and then contacted me with their feedback of what the client thought. At the end of each week we had a strategy session, based on the week's showings and realtor feedback. Receiving regular updates from Phil was very reassuring. I always felt as though I was his only client, and that MY property had his complete attention. Phil and his assistant Matt Zborowski quickly laid those reservations to rest and represented their profession to the highest degree.
